1. Acceptance of these terms

YieldRoof operates https://yieldroof.com. By accessing or using the website, you agree to these Terms of Use. If you do not agree, do not use the website. The Privacy Policy, Cookie Policy, and Disclaimer provide additional information about the service and are incorporated where applicable.

2. The YieldRoof service

YieldRoof provides free calculators and educational information for exploring real estate scenarios. The tools currently include Rental Property, Cap Rate, Mortgage, BRRRR, House Flipping, Cash-on-Cash Return, DSCR, and Airbnb calculators.

No registration or user account is required. YieldRoof does not currently sell subscriptions, accept payments, make loans, arrange financing, broker real estate, or execute transactions.

3. Eligibility

You may use YieldRoof only if you have the legal capacity to agree to these terms. If you use the website on behalf of another person or organization, you represent that you are authorized to accept these terms for them.

4. Permitted use and limited license

Subject to these terms, YieldRoof grants you a limited, non-exclusive, non-transferable, revocable license to access and use the website for your personal, informational, and lawful internal evaluation of real estate scenarios.

You may save or print calculator results for those purposes. This license does not transfer ownership of the website, its content, or its software.

5. Prohibited use

You must not:

• use YieldRoof for unlawful, fraudulent, or deceptive activity;
• interfere with the website, bypass security or access controls, or attempt unauthorized access to systems or data;
• introduce malicious code, overload the service, or use automated access in a way that materially disrupts normal operation;
• copy, sell, sublicense, or commercially exploit substantial parts of the website except as permitted by law or written permission;
• reverse engineer website software except where applicable law expressly permits it; or
• misrepresent YieldRoof results as verified appraisals, loan offers, professional advice, or guaranteed outcomes.

6. Intellectual property

YieldRoof and its original website content, design, branding, interfaces, and software are protected by applicable intellectual property laws. Third-party names, marks, and content remain the property of their respective holders. No right is granted except the limited license stated in these terms.

7. Calculator results and no advice

Calculator outputs are estimates based on the values you enter, formulas, assumptions, and rounding. Results may be incomplete, inaccurate for a particular transaction, or affected by changes in financing, rent, occupancy, property value, taxes, insurance, fees, repairs, operating costs, and market conditions.

YieldRoof provides information and educational tools only. Results are not financial, investment, tax, legal, accounting, lending, mortgage, or other professional advice. They are not an appraisal, credit decision, loan commitment, offer, or recommendation to buy, sell, refinance, or rent property. Verify the inputs and results independently and consult qualified professionals before making a decision.

8. Accuracy, availability, and warranties

YieldRoof is provided on an “as is” and “as available” basis. To the extent permitted by law, YieldRoof disclaims express and implied warranties, including warranties of accuracy, completeness, merchantability, fitness for a particular purpose, and non-infringement.

YieldRoof does not promise that calculations will fit every transaction, that content will remain current, or that the website will be uninterrupted, error-free, or always available. Nothing in these terms excludes a warranty or right that cannot lawfully be excluded.

9. Third-party links and services

The website may link to or rely on services operated by third parties. YieldRoof does not control and is not responsible for their availability, accuracy, security, content, terms, or privacy practices. A link does not imply endorsement. Your use of a third-party service is governed by that provider's terms.

10. Changes to the service

YieldRoof may add, change, suspend, or discontinue calculators, features, content, or the website as a whole. YieldRoof may also restrict access when reasonably necessary for security, maintenance, legal compliance, or prevention of misuse. There is no obligation to preserve a particular feature or calculator result.

11. Limitation of liability

To the maximum extent permitted by law, YieldRoof will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, revenue, data, opportunities, financing, or property value arising from use of or inability to use the website.

You remain responsible for evaluating a transaction and verifying every material figure. YieldRoof is not responsible for losses caused by inaccurate inputs, reliance on estimates, third-party information, changing market conditions, or decisions made without appropriate professional review. These limitations do not apply to liability that cannot be limited under applicable law.

12. Indemnification

To the extent permitted by law, you agree to reimburse YieldRoof for reasonable losses and costs arising from a third-party claim caused by your unlawful or intentional misuse of the website or your material violation of these terms. This provision does not require you to cover losses caused by YieldRoof's own conduct and does not limit rights that cannot be waived.

13. Governing law

These terms are governed by the laws of Ukraine, without regard to conflict-of-law principles, except to the extent mandatory consumer protections or other applicable laws require otherwise.

14. General terms

Severability

If a provision is found unenforceable, it will be enforced to the greatest extent permitted and the remaining provisions will continue in effect.

Entire agreement

These terms, together with policies expressly incorporated into them, form the entire agreement concerning your use of YieldRoof and replace prior understandings about that use.

No waiver

A delay in enforcing a provision does not waive the right to enforce it later.

15. Changes to these terms and contact

These terms may be updated when YieldRoof, its services, or applicable requirements change. The revised terms will be posted on this page with a new “Last updated” date. Continued use after an update means you accept the revised terms to the extent permitted by law.
