Privacy Policy
This policy explains what information may be processed when you use YieldRoof and the choices available to you.

1. Scope and who operates YieldRoof
YieldRoof operates the website at https://yieldroof.com and provides free real estate calculators. This Privacy Policy applies when you visit the website or use those calculators. It does not apply to websites operated by other parties.

2. Calculator information you enter
Depending on the calculator, you may enter property prices and values, down payments, loan amounts, interest rates, loan terms, refinancing assumptions, rent or short-term rental revenue, occupancy and vacancy estimates, taxes, insurance, repairs, furnishing costs, closing costs, platform and management fees, and other operating expenses.
How calculator values are handled
The current calculators run in your browser. Their forms use in-memory page state and pass values to calculation functions in the browser. Calculator inputs, settings, and results are not sent to a YieldRoof server or to Google Analytics. They are not saved in localStorage, sessionStorage, cookies, the page URL, or a user account.
These values remain in memory for the current page. They may be replaced when you edit or reset the calculator and are lost when you refresh or close the page. Technical and general page-usage information described below may still be processed separately.
3. Information processed automatically
When you request a page, hosting infrastructure and, when enabled with your consent, analytics services may process technical and usage information such as:
- IP address and approximate location derived from it;
- browser type, device information, and operating system;
- referring pages, requested or visited pages, and page URLs;
- timestamps, session information, and general interaction data;
- diagnostic, security, request, and performance information generated while delivering the website.
YieldRoof does not currently offer accounts, paid subscriptions, payments, email subscriptions, or forms that send user-provided messages or profile information through the website.
4. Google Analytics 4
YieldRoof uses Google Analytics 4 (“GA4”) to understand page visits and general website usage. In the current implementation, analytics storage is denied by default. The external GA4 script loads only after you select “Accept” on the analytics cookie banner. If you select “Decline,” the script is not loaded.
With consent, GA4 may use first-party analytics cookies and process information such as page views, session statistics, approximate location, and browser and device information. YieldRoof does not send calculator inputs, settings, results, Calculate or Reset actions, or other calculator-specific events to GA4. YieldRoof does not use Google Tag Manager, Google AdSense, or advertising scripts in the current implementation.

YieldRoof also uses Google Search Console to review how the website appears in Google Search and to understand search performance. The project source contains no separate Search Console tracking script or pixel; Search Console information is provided through Google's search and webmaster services and remains subject to Google's privacy practices.
5. Hosting and infrastructure
YieldRoof is hosted on Netlify. Netlify delivers website files and may process request and infrastructure data needed to provide, protect, troubleshoot, and measure the hosting service. This may include IP addresses, browser and device details, requested pages, referring information, timestamps, and security or performance logs. Netlify's own handling of information is described in the Netlify Privacy Statement.
6. Why information is processed
Calculator inputs are used locally to perform the calculations you request. Separately, technical and general usage information may be processed to deliver the website, maintain security and availability, diagnose errors, understand aggregate page use, and improve YieldRoof. Information may also be processed to comply with applicable legal obligations and respond to valid legal requests.
7. Cookies and browser storage
YieldRoof stores your analytics choice in localStorage under a YieldRoof-specific key. If you consent, GA4 may set first-party analytics cookies. No calculator inputs, settings, or results are stored in localStorage, sessionStorage, or cookies by the current application, and the source code does not set advertising cookies.
You can use the cookie banner when no saved choice exists and can clear site data in your browser to remove a saved choice and analytics cookies. For more detail, see the Cookie Policy.
8. Service providers and disclosures
Technical and usage information may be disclosed to Google for consented analytics and to Netlify for hosting and infrastructure. These providers process information under their own terms and privacy materials. YieldRoof may also disclose information when reasonably necessary to comply with law, protect the website or its users, investigate misuse, or establish or defend legal claims.
The current website has no code for selling personal information or sharing it for cross-context behavioral advertising. If advertising or materially different data practices are introduced, this policy and the Cookie Policy will be updated before those technologies are put into use.
9. Retention
Calculator inputs, settings, and results remain in temporary browser memory for the current page and are not retained by YieldRoof through analytics, an account, or a form submission. Your localStorage consent choice remains on your device until you clear it, browser behavior removes it, or the application replaces it after a later choice.
Retention of GA4 analytics information and Netlify infrastructure logs depends on the applicable service configuration, provider controls, legal requirements, and provider practices. YieldRoof does not state a fixed period for provider-controlled records because those settings and practices may change. Information is intended to be kept only as long as reasonably needed for the purposes described above or as required by applicable law.
10. Security and international processing
YieldRoof uses reasonable technical and organizational measures appropriate to a public informational website. No internet transmission, browser storage, or hosting system can be guaranteed completely secure.
Google and Netlify operate infrastructure in multiple locations. Their processing may therefore occur outside the state, province, or country where you access YieldRoof. Where required, those providers and YieldRoof rely on measures recognized by applicable law for such transfers.
11. Your privacy choices and rights
Depending on where you live and subject to legal exceptions, you may have rights to request access to, correction of, deletion of, or a copy of personal information, or to object to or restrict certain processing. You may also withdraw analytics consent for future storage by clearing YieldRoof site data in your browser and choosing “Decline” when the banner appears again.
To make a request, email contact@yieldroof.comand describe the request. YieldRoof may need enough information to understand the request and verify that it relates to you. Because the website has no accounts and calculator inputs are not submitted, YieldRoof may not be able to identify data associated with a particular visitor. Provider-controlled information may also require use of the provider's privacy controls.
12. California privacy notice
In the preceding 12 months, the website may have processed identifiers such as IP addresses, internet or electronic network activity, device and browser data, and approximate geolocation. These categories come from visits to the website and are used for hosting, security, diagnostics, consented analytics, and improvement. They may be disclosed to the hosting and analytics providers identified above for those business purposes.
Based on the current implementation, YieldRoof does not sell personal information and does not share personal information for cross-context behavioral advertising. YieldRoof also does not use or disclose sensitive personal information to infer characteristics about visitors. California residents may submit applicable access, correction, deletion, or information requests using the email above. YieldRoof will not discriminate against you for exercising a right available under applicable law.
13. Children and external links
YieldRoof is intended for adults evaluating real estate scenarios and is not directed to children under 13. YieldRoof does not knowingly collect personal information from children through accounts or submission forms. If you believe a child has provided personal information, contact YieldRoof so the issue can be reviewed.
YieldRoof may link to third-party websites. Their content and privacy practices are controlled by those third parties, so review their policies before providing information to them.
14. Changes and contact
This Privacy Policy may be updated when YieldRoof changes, its service providers or data practices change, or applicable requirements evolve. The updated version will be posted here with a revised “Last updated” date.
